Transit Oriented Corridor East (TOC-E) Rezoning
Rezoning to Transit Oriented Corridor East (TOC-E)
The City Commission has directed City Staff to process a rezoning for the parcels outlined in “red” on the map below to be consistent with the underlying land use. The land use designation is a classification within a comprehensive plan that describes the intended future use and density for a specific parcel of land. A comprehensive plan is a vision for the future, with long-range goals, and objectives for all activities that affect the City. The zoning designation is a set of ordinances or laws that divide the City into zoning districts in which certain uses are permitted or prohibited. In addition, the size and placement of buildings may be regulated.
The land use designation of the parcels outlined in “red” below have a current land use designation of Transit Oriented Corridor (TOC) and current zoning designations of RD-10 (Two-Family Duplex Residential) and RM-16 (Multi-Family Residential). The current land use designation of TOC permits a mixture of residential and non-residential uses. The below includes the existing and proposed uses permitted with the TOC land use designation.

Industrial Land Use: 71,600 square feet

In addition, to the uses permitted, the TOC land use designation permits up to sixty (60) residential dwelling units per gross acre.
The current zoning designations of the parcels outlined in “red” are RD-10 and RM-16. RD-10 permits up to two (2) story duplex units with a density of up to ten (10) units per gross acre and RM-16 permits up to three (3) stories (four stories if the bottom floor is a garage) with a density of up to sixteen (16) units per gross acre. The proposed TOC-E zoning designation permits up to sixty (60) dwelling units permit gross acre with a mixture of residential and non-residential uses permitted. Maximum height requirements for structures within the subject area will be determined by the City Commission and processed concurrently with the rezoning.
The City of Wilton Manors will be holding public outreach sessions for property owners within the affected parcels on September 16, 2025. See link below for details.
